The speculator will buy the shares when the stock price is above $21.00. The sharelord will keep the rental of $1.00 and they will be paid $21.00 per share. They will also get a capital gain of $0.50 as they have purchased the shares for $20.50 and sold them for $21.00. The total profit is $1.50.

If the share price stays below $21.00 by the end of the contract period the the sharelord keeps the shares and simply re-rents the shares out again for the following month continually generating an income each and every month.

So what is the return on investment? By selling their shares at $21.00, the profit is $1.50 which is an ROI of 7.3% for the contract period.
